He moves in with his extended family, which includes his loving wife Priya (Neetu Chandra), his widowed mother Sushma (Poonam Dhillon), his sister Kavita, his younger brother Manoj, Manoj's wife, and their two children. The family is initially overjoyed with their new spacious and modern home, a symbol of their upward mobility.
However, soon after moving in, subtle yet unsettling occurrences begin to plague their daily lives. Milk consistently spoils, an ominous sign according to traditional beliefs. The building's elevator, strangely, malfunctions only when Manohar tries to use it. These minor anomalies are initially brushed off by Manohar as mere coincidences, but his family, particularly his mother, views them as inauspicious signs.
The women of the household soon become obsessed with a new television soap opera titled "Sab Khairiyat Hai" (meaning "All is Well" or "Everything's Fine"), which mysteriously begins airing only on their television set every day at 1 PM. Manohar initially dismisses it as a trivial pastime, but he gradually starts noticing chilling parallels between the events unfolding in the soap opera and the occurrences in his own family's life. What begins as eerie coincidences – like his sister passing an exam, or his wife Priya becoming pregnant – soon escalates into disturbing premonitions.
The uncanny mirroring intensifies. The serial shows Priya suffering a miscarriage, and terrifyingly, Priya in real life experiences a miscarriage at the same moment. This shocking event profoundly shakes Manohar, forcing him to confront the disturbing reality that the soap opera is not just mirroring their lives but actively foretelling their future, often with grave and horrific outcomes.
Frantic, Manohar attempts to investigate the origins of "Sab Khairiyat Hai." He visits the production company of the channel, only to discover that no such show is being produced or aired by them. He is informed that the show he is watching doesn't exist on any official broadcast. This revelation sends a shiver down his spine: the serial is appearing exclusively on his television set, and only within his apartment.
Driven by a desperate need to understand and stop the unfolding horrors, Manohar seeks help from his friend, Inspector Shiva (Murli Sharma). Together, they delve into the building's mysterious past. Their investigation leads them to a terrifying discovery: the apartment building where Manohar lives was constructed on the very same site where a brutal mass murder took place in 1977. An entire family of eight, including a pregnant woman, was brutally murdered in that house. The family belonged to a popular TV news anchor named Chitra, who was pregnant at the time of her death. The murders occurred on the 13th of February, adding another layer to the "13" motif.
Further research reveals that the police officer investigating the 1977 murders mysteriously committed suicide by hanging himself in the same house. Manohar and Shiva track down Chitra's former fiancé, Ramachandran (Sampath Raj), a high court defense lawyer who had tried to plead the innocence of the primary suspect in the 1977 case, a man named Senthil (Deepak Dobriyal), who was Chitra's obsessed fan. Senthil was ultimately sent to an institute for the mentally disabled.
Manohar continues his relentless research, experiencing terrifying nightmares that intertwine with the events of the TV serial. He sees a murderer climbing the stairs of his apartment building. One night, he witnesses the climax of "Sab Khairiyat Hai" on his TV, which reveals the identity of the murderer: it is Manohar's own face. This horrifying vision implies that he is destined to become the killer of his own family, mirroring the 1977 tragedy.
Distraught and fearing for his family's lives, Manohar devises a desperate plan. He convinces his long-time family friend and doctor, Dr. Balu (Sachin Khedekar), to secretly arrange for his entire family to leave the apartment and go somewhere safe without his knowledge, hoping to break the sinister cycle predicted by the TV. He even pleads with Inspector Shiva to lock him up to prevent him from potentially harming his own family, believing he is somehow possessed or controlled by the malevolent force.
As Manohar is about to be locked up, he spots a hammer in Dr. Balu's yard – a hammer eerily similar to the one he saw in his nightmare and in the TV serial. A horrifying realization dawns on him: he is not the killer. Dr. Balu is the real murderer from 1977! Dr. Balu, consumed by jealousy and rage over Chitra's rejection and her relationship with Senthil, had murdered Chitra and her entire family. He had also killed the police officer who had gathered evidence pointing to his guilt.
Manohar manages to convince Shiva of the shocking truth. They race back to the apartment. Meanwhile, Dr. Balu arrives at Manohar's home, ostensibly to hand over the flight tickets to Priya. As he enters, the television inexplicably turns on, showing Chitra's spirit. Dr. Balu begins to hallucinate, seeing Chitra and her family in the form of Manohar's family members. Driven by his unhinged guilt and past trauma, he starts attacking everyone in the house, reliving the 1977 massacre.
Manohar and Shiva arrive just in time to save the family. A final, desperate confrontation ensues. Manohar battles Dr. Balu, finally exposing his heinous crimes and preventing him from completing his murderous rampage. In a climactic struggle, Manohar manages to kill Dr. Balu, bringing an end to the decades-old cycle of terror. This act is revealed to be what the TV had shown earlier – Manohar fighting, but it was not him killing his own family, but rather him killing the real culprit, Dr. Balu.
The film concludes with Manohar and his family finally living a normal life in their apartment. The apartment's elevator, which had previously only malfunctioned for Manohar, now works perfectly for him. Priya becomes pregnant again, a hopeful sign of a new beginning. They also bring Senthil, the innocent man framed for the 1977 murders, back home from the asylum, restoring justice. However, in a chilling final moment, as Manohar uses the lift the next day, he receives a call on his mobile phone. It is a distorted voice, presumably Dr. Balu, stating that while the family had haunted the TV, he (Balu's spirit) now haunts Manohar's phone, leaving the audience with a lingering sense of unease and the idea that fear truly has a new address.
